How an ESI Runs
Walk, check, document.
Tim spends 2-3 hours on site walking the entire home. He opens the panel and inspects every breaker, checks a sample of outlets and switches, looks at any visible wiring in the basement and attic, confirms the service entrance and grounding, identifies any unsafe DIY work, and flags anything that doesn't meet code. If everything passes, you get the signed ESI document for your insurance or real estate file. If something doesn't pass, Tim quotes the remediation work alongside the report.

An ESI is only valid from a licensed Master Electrician — and the report has to be detailed enough that your insurance carrier accepts it. Tim has been issuing these for years. The format is right, the inspection is thorough, and if there are issues he tells you straight what they'll cost to fix before you walk into a renewal or a transaction.
