Most of what Tim does day to day is residential wiring — renos, basements, additions, garage conversions, kitchen rebuilds. Each one is different. A 1960s split-level rewire is not the same job as a new addition off the back of a 2015 build. Tim's been inside enough houses in York Region to know what to expect when he opens the wall, and what NOT to expect: that 1965 home might have aluminum on the kitchen circuits, the 1985 build might have a Federal Pacific panel he needs to flag before the rough-in.
What it costs

Basement finish wiring typically runs $4,000 to $10,000. Kitchen rewires run $2,500 to $6,000. Bathroom renos are usually $1,500 to $3,500. Full additions and second-storey expansions are priced after a walkthrough. Tim quotes each job individually — no surprise change orders.

How a Wiring Job Runs
Rough-in, inspection, finish.
Tim walks the project with you and your contractor (if there is one), spec's every circuit, every device location, every fixture. We pull the ESA permit before any wire goes in. Rough-in is the first phase — running cable through studs and joists, mounting boxes, and stubbing into the panel. ESA inspector signs off on the rough-in before drywall closes. After drywall, we come back for the finish — devices, fixtures, panel terminations, final test, final ESA inspection. You get the inspection paperwork at the end.

Every new branch circuit in Ontario needs an ESA permit and inspection. Tim handles the permit, the rough-in inspection, and the final inspection — you don't see the inspector. He also makes sure the panel has the spare capacity for what's being added (and quotes a panel upgrade if it doesn't, before the wire goes in, not after).

Do you work with general contractors?
All the time. Tim coordinates rough-in timing with your GC and inspector. If you don't have a GC and you're running the project yourself, Tim works with you direct.
Do you handle the ESA permit?
Yes — every job. Permit pulled before rough-in, inspections scheduled, paperwork delivered at the end.
How long does basement wiring take?
Rough-in is usually 2-4 days for a typical basement. Then we wait for drywall. Finish is another 1-2 days for devices, fixtures, and panel work. Total project time on our end is about a week of labour spread across the construction schedule.
